1 room house of 364m² in Wellington

We converted part of our house into a lovely, modern granny-style, self-contained flat in 2018. It is double-glazed (also with curtains) and fully insulated with a heat pump. The two tenants that we have had to date have reported that is very warm and cosy. The flat is very private, lovely and quiet surrounded by bush and native birds. There are no neighbours overlooking the property and we reside above the flat (the roof/floor in-between is sound insulated). Bedroom: The flat has a large, carpeted bedroom (plenty of room for a king-sized bed and a desk). It has a double cupboard for clothes and a large other storage area (remainder of the previous corridor to the flat) for other items. It has a large sliding door and window at the front of the room. Bathroom: This is a tiled area between the bedroom and kitchen/living area and includes a shower, toilet and sink. Combined kitchen/living room: The kitchen has a wood-type flooring and includes an induction hob for cooking and comes with a dish drawer, microwave, and refrigerator. In the large storage cupboards at the rear of the room is a washing machine. Hot water is supplied from a water cylinder hidden in behind the kitchen. The living area has a huge rug covering the floor. There is a large window opening out to the bush and the front of the flat has both windows and a sliding door to the outside area. Outside: There is a collapsible wall-mounted washing line and two small areas that you can sit in. A microchip-operated cat flap is already in place in the wall. Costs: Electrical costs are covered by the tenant but we have unlimited wireless that covers the flat, you are welcome to use this.
