Gorgeous small standalone studio (garage conversion) with loft bedroom, double-glazing and views towards Lyall Bay. This studio is fully self-contained across two floors but does not have a kitchen. It comes furnished with a kitchenette but can be flexible with rearranging if you have your own furniture as well. There is a large storage space below the studio with access through the kitchenette. Full kitchen and laundry (washer, dryer) is in main home which is located just below the studio. We also have a veggie patch, as well as a deck in front of the studio with picnic tables and views out to Pencarrow Head which is beautiful during sunset. In the summertime the veggie garden blooms with wildflowers which is what you get to see from the studio! You are of course welcome to get into the garden as well and plant your own vegetables, herbs, etc! General garden maintenance is taken care of by the property manager. We are a small family 37 female and 7 year old boy living in the main home below so we are looking more for a flatmate than a tenant for the studio as you will have access to our space. Our current flatmate is moving out to live with his girlfriend and it’s been a great experience for all of us so we are looking for someone similar to replace him. He stored his motorbike in the studio (it has a fully functioning automatic garage door which is insulated). We are not looking for a couple; single person only and no pets as we already have a cat. Ideal flatmate will be friendly and respectful of the space, pays rent and expenses on time and is happy to say hi here and there! We are pretty busy with school, work and after school activities and really enjoy spending time at home. Having someone who occasionally likes to socialise, play a board game or have a shared dinner would be lovely but there are no expectations!
